Local housing allowance (LHA) scheme explained

How are local housing allowance amounts set?

The local housing allowance rate that you could be entitled to is dependent on the number of people in your household and the area in which you live. This rate takes into account the number of bedrooms needed by your household.

Hinckley and Bosworth has been divided into areas called broad rental market areas by the Rent Service, we currently have two areas called Coventry and Leicester. The Rent Service gives the council every year in April the local housing allowance rates for a shared room, one bedroom, two bedroom, three bedroom and four bedroom property within each broad rental market area and that is the rate that we use in your housing benefit calculation against your income.

This means that tenants with the same circumstances in the same broad rental market area will be entitled to the same rate of local housing allowance. It is intended that tenants will have the choice to trade between quality and price in their accommodation.

Check the broad rental market area and how much the local housing allowance rate may be for a property: local housing allowance rates (voa.gov.uk) - you will need to provide the postcode and the number of bedrooms you are entitled to.
