The building regulations are a set of minimum standards for the design and construction of building work in England and Wales. The regulations set standards for the following areas:

  • Structural safety
  • Means of escape in case of fire
  • Structural fire precautions
  • Fire brigade access
  • Contaminated land
  • Damp proofing and resistance to moisture
  • Retrospective cavity wall insulation
  • Sound insulation in dwellings, schools and rooms for residential purposes
  • Ventilation
  • Water conservation
  • Foul and rainwater drainage
  • Storage of refuse
  • Boilers, flues and chimneys, oil tanks and liquid petroleum gas (LPG) storage
  • Protection from falling from stairs, and exposed floors
  • Energy efficiency
  • Accessibility and use of buildings
  • Safety glass
  • Electrical safety in dwellings
