Planning Applications (Development Control)
Development Control Development control is carried out within development service working closely with building control to ensure that applications are processed in a co-ordinated way. The Planning System regulates development and the use of land in the public interest. It protects and enhances the environment, preserves the built and natural heritage, conserves the rural landscape and maintains the separate identities of settlements. The system also reconciles the interests of conservation and development which is necessary to provide homes, investments and jobs. Works that require Planning Permission Planning permission is usually required for the development or use of land. Demolition of buildings, rebuilding, structural alterations, additions to buildings and other operations are categories of work normally requiring planning permission. (See also Do I Need Planning Permission?) Works that do not require Planning Permission. These include works of maintenance, improvement or alteration which affect only the interior of non-listed buildings. In addition minor works such as small kitchen, lounge and dining room extensions are often “Permitted Development” by virtue of the General Permitted Development Order. (See also Do I Need Planning Permission?) Listed Buildings Listed Building Consent is usually necessary for any works to a listed building and curtilage buildings. (See also Planning Constraints) Conservation Areas There are 26 conservation areas in the Borough. Additional controls over development exist in these areas. You should contact Barry Whirrity, design and conservation officer, for advice, telephone: 01455 255619. (See also Planning Constraints) Trees Works to trees covered by a tree preservation order or in a conservation area require the consent of the Planning Authority. A guide to tree preservation procedures is available from Communities and Local Government. (See also Planning Constraints) Other Types of Development The display of advertisements, masts for mobile phones, farm buildings and certain types of demolition require different types of applications. For further assistance, view planning application guidelines. The Building Regulations Most alterations and extensions to buildings, even if they do not require planning permission, must comply with the Building Regulations. This requires the submission of an application to the Building Control Department. For further information see: |
