Land Ownership & Property Boundaries
Land Ownership & Property Boundaries

The planning authority does not maintain a record of private land ownership. The Land Registry guarantees the title to registered land in England and Wales and holds records of land ownership.

The planning authority does not keep records of either the ownership of boundary fences and walls, or who is responsible for their maintenance. This is usually a private, civil, matter between individual land owners and their neighbours.

The planning authority would normally only be involved in issues relating to boundary fences and walls in the following circumstances:

  • When planning permission is required in the erection of a new fence or wall, see Do I need planning permission?
  • Where a condition of a planning permission required a fence or wall to be removed, altered or erected.
