Building regulation applications and inspections
Building Control is responsible for ensuring that building work meets the minimum national standards set out in the building regulations. The team does this through approving plans and carrying out site inspections. The building regulations typically set standards for the buildings structure, fire safety, drainage, and energy conservation, for example.
The Building Regulation Service is provided in direct competition with companies licensed by the government ('approved inspectors') to perform this function.
Building Control is responsible for enforcing building regulation standards irrespective of who is providing the building regulation service, and will investigate all reported complaints relating to unauthorised work.
The service is also responsible for ensuring that existing buildings that are dangerous are made safe, and that buildings are demolished in accordance with the requirements of the Building Act 1984.
