Landlord rights and responsibilities

Overview

The introduction of the Renters’ Right Act 2025 (GOV.UK) means that the rules about private renting are dramatically changing from 1 May 2026. Until these changes are in effect, by law, landlords must still provide to their tenants and have regard to the how to rent guide (GOV.UK)

Further information and guidance for landlords and letting agents can be found by visiting renting out your property: guidance for landlords and letting agents (GOV.UK)

To navigate the changes correctly, especially at this time, landlords are strongly encouraged to become members of landlord associations such as the National Residential Landlords’ Association (nrla.org.uk) and gain assistance and resources from Decent and Safe Homes (dashservices.org.uk)
