More about submitting a planning application for business use

How to change a property from residential to business

Planning permission may be required if you are considering running a business from home.

Unfortunately there is no simple test to identify when planning permission is required as it will depend on the size, location of your property and the particular business activity.

Low key use and business use changes

Sometimes a low key use that does not need planning permission at present may need permission in the future; your business may grow to a level where planning permission is required. It is important that you are aware of this.

We recommend you apply for planning permission prior to any changes to your business.

When planning permission is required, it does not mean that your changes are not acceptable. Planning applications can be made via the Planning Portal: planning applications (planningportal.co.uk). In order to submit the best possible scheme, you may wish to refer to our adopted policy guidance

In instances where planning permission is required but has not been granted, the council may take enforcement action. It is therefore important to ensure you have the appropriate permissions in place.

Should you wish to make a complaint about a business being run from home, please refer to planning enforcement
