Stock condition survey
What is a stock condition survey?
This is a visual inspection of selected council homes to assess their current condition. It helps us plan future investment, maintenance, and upgrades. We carry out approximately 650 surveys every year to maintain our five-year planned programme. However, we also carry out inspections earlier, if:
- A property becomes empty
- We are also doing an energy performance certificate (EPC)
- The condition of a property warrants an earlier inspection
Why is the council doing this survey?
We want to ensure our homes are safe, comfortable, and well maintained. These surveys help us plan future investment and improvement works based on the actual condition of our housing stock.
Will the surveyor need to move furniture or carry out repairs?
No. The survey is non-invasive and does not involve moving furniture, lifting floorboards, or carrying out any repairs.
How long will the survey take?
The inspection will typically take 30 to 45 minutes.
Do I need to be home for the survey?
Yes, someone over the age of 18 must be present to allow access and accompany the surveyor during the visit.
Will this lead to repairs or upgrades in my home?
Not immediately. The survey is for planning purposes only. It helps us understand where investment is needed across the borough. However, all surveyors are qualified in HHSRS assessments, and will report hazards back to the council immediately, where action will be taken within appropriate timescales. Usually emergency or urgent priority will be given to these works.

What if I can’t make the appointment?
The surveyor will contact you to arrange a convenient time. If you need to reschedule, just let them know when they get in touch.
